Concept and Feasibility
The first phase of the design/build process is set up to collect the basic information of placing the house of your dreams, on the land you have purchased.
During the concept and feasibility phase of our design agreement, we will first run an onsite evaluation study on your property. At this time, we will order any surveys as needed, check the grade and any setbacks required, along with a pre-construction assessment which includes the following: identifying road needs, pre-build landscaping needs and possible drainage issues, excavation needs, and performing a utility assessment; establishing water providers and/or well drillers, electrical providers, and septic/sewage needs.
At the end of phase 1, you will have a concept design consisting of the floorplan, 1 elevation and an estimate on the total cost of your project including utilities and any outside construction needs determined in the site evaluation and intended use of the facility.
At the start of phase 2, after seeing your home start to come together in concept, any plan changes made in the concept phase will be completed and reviewed with the estimate updated. We will cover the layout of the electrical plan, identifying lighting and switch location, along with the location of additional special plugs (i.e. TV plugs high on the wall), any low voltage or specialty items requested for the build (i.e. clawfoot bathtubs, pot fillers, etc.).
Specifications Phase – Letter of Intent
During this phase we will break the build process down into 3 specific categories – Dry in, Rough In, and Finish out.
We will start with an onsite meeting to stake off the perimeter of the house, go into any specifics of the site conditions and answer any other questions about the site while the build is happening. We will then have 3 meetings covering the 3 specific categories in each meeting.
